Where Are They Now? -- A Look at Current Oakland Residential Construction (UPDATED: March 31)

In the past two weeks, the Oakland Conduit looked into the current progress of some of the largest residential real estate developments currently under construction in Oakland. We compiled information from the planning department and developers, and took pictures of the individual sites. This is what we found, complete with recent updates: 

4901 Broadway “Baxter on Broadway”

Units: 130 residential units (126 apartments, 4 town homes); ground floor commercial space

Construction Start Date: Late 2015

Expected Completion Date: First Quarter of 2018

How to Apply to Live Here:  The managing company will set up a website for applicants likely in January of 2018.

Move In Date:  Targeted for April 2018

Developer Hopes for the Project:

 “Our project will be providing the tenants with on-trend amenities such as secured bike storage, dog wash & run, electric vehicle charging stations along with residential roof deck with adjacent indoor lounge and individual unit balconies which we hope will attract applicants to the area. In addition, we will be improving upon the neighborhood visually. The preexisting buildings on the lot were very old, rundown and unsafe. Our project will bring new life to the surrounding neighborhood by providing an updated building and making it more visually pleasing” –Leslie Larson, Marketing Coordinator at SRM Development

Brooklyn Basin

Units: 3,100 residential units including 465 affordable housing units; 200,000 square feet of ground-floor commercial space; minimum of 3,950 parking spaces; 32 acres of parks and public open space; two renovated marinas (total 170 boat slips); existing wetlands restoration area

Construction Start Date: The first structure, Parcel B “Terrace Apartments” (241 residential units; see above photo), is set for April 2017

Expected Completion Date: Parcel B is estimated to be complete in late 2018-early 2019

Developer Hopes for the Project:

1640 Broadway "44Seven" (Updated: March 31)

Units: 254 multi-family units (mix of studio, 1, 2 and 3-BR); approximately 5,000 square feet of ground-floor commercial space for general retail and/or restaurant uses; off-street parking for 232 cars and 66 bicycles

Construction Start Date: February 2017

Expected Completion Date: First homes will be delivered in January 2019, and final homes delivered in April 2019.

How to Apply to Live Here:  Prospective occupants and residents can access floor plans and apply for leases once the website, 44Seven.com, becomes live in November 2018.

Move In Date: First move-ins are targeted for January 2019.

"Besides the obvious initial impact of replacing a blighted vacant lot on a busy thoroughfare with a brand new development, the addition of 162 market rate units will provide much needed housing in a severely supply constrained market and energize existing retail in the area. The 2 new retail spaces, one of which will most likely be a restaurant, will tie the neighborhood in with the Uptown/KONO corridor and increase activity in the area further stimulating the local retail businesses." -Bob Huff, Project Manager at Madison Park Financial Corporation
