Groundbreaking: 449 17th Street

Construction began Monday on a new 33-story tower at 449 17th Street. Once complete, it will be Oakland’s third-tallest tower.

The new building will include 254 residential units and 4,135 square feet of retail and commercial space, including a four-story garage. Pictures given to the Planning Commission by the developer also show that it will include an above ground pool and hot tub.

449 17th Street is the first major development in Oakland by developer Lennar Multifamily, a division of Lennar Corp. Lennar also plans to build 44 3-story and 4-story townhouses in North Oakland, and filed the initial permits for that project in September.

Though the construction site lists the property’s address as being on 17th street, it was approved by the City Council as 1640 Broadway, as it is located on the intersection of the two streets. The site was most recently a parking lot.
